Section 10.80.040 Development Standards

The following development standards shall apply to all land and structures within this district.

A.    A.    Site Area.

        The minimum site area is 3,000 square feet.

B.    B.    Frontage, Width and Depth.

        No requirement.

C.    C.    Lot Coverage.

            No requirement.

D.    D.    Front Yard.

        None required, unless the site is located within a planned or developed residential neighborhood in which case the front yard shall be a minimum of 20 feet.

E.    E.    Side Yard.

        None, unless the site abuts a residentially zoned parcel in which case the setback shall be 10 feet.

F.    F.    Rear Yard.

        None, unless the site abuts a residentially zoned parcel in which case the setback shall be 10 feet.

G.    G.    Distance Between Structures.

            No requirement.

H.    H.    Building Height.

        35 feet, maximum.  A building height up to 100 feet may be permitted by onditional Use Permit (see Section 10.116:  Conditional Use Permits).

I.    I.        Fences, Walls and Hedges.

1.    Where a site zoned PL adjoins a site that is residentially zoned, a minimum 6 foot tall solid wood or masonry fence shall separate the site  development from the adjoining residential district.  A three foot wall shall be permitted in the front yard area.

2.    The outdoor storage of equipment or materials shall be screened from view from any adjoining public right-of-way, with a seven foot tall solid fence, wall or chain-link fence with slats and landscaping.

J.    J.    Off-Street Parking and Loading Facilities

        Off-street parking and loading facilities shall be provided for each use as required in Section 10.192: Parking and Loading.

K.    K.    Signs.

        Signs shall be designed consistent with the requirements contained in Section 10:188:  Signs.

L.    Public Improvements.

        Public infrastructure improvements shall be required to adequately serve the project, based on requirements of the City Engineer, including sewer, water, and storm drainage lines, curbs, gutters and sidewalks, street paving, street lighting and trash enclosures.  These improvements shall be constructed consistent with requirements shown in the City of Tulare Standards and Specifications Manual and shall be installed prior to occupancy of any structures on the site.

M.    M.    Landscaping

    Landscaping shall be required in accordance with Section 10:196:  Landscaping.
